When and How to Overseed Your Lawn in Virginia

Fall is the best time to overseed in Virginia — specifically late August through mid-October. Soil temperatures are still warm enough for germination, air temperatures are cooling down, and competition from weeds is decreasing.

Step 1: Mow low. Cut your existing lawn to about 1.5 inches. This exposes the soil and reduces competition for your new seed.

Step 2: Aerate. Core aeration creates holes in the soil that give new seed direct contact with the earth. This is the single most important step for overseeding success.

Step 3: Seed. Use a tall fescue blend for most of Northern Virginia — it's heat-tolerant in summer and stays green in mild winters. Apply at 6–8 lbs per 1,000 sq ft for overseeding.

Step 4: Fertilize. Apply a starter fertilizer (high phosphorus) immediately after seeding. Phosphorus supports root development.

Step 5: Water. Keep the soil moist — not soaking — for 3–4 weeks. Light, frequent watering (2–3x per day for the first 2 weeks) is more effective than one heavy soaking.
