Belgard, Techo-Bloc, and Unilock authorized installer serving Loudoun and Fairfax County. Fixed price written before we start. Victor on site every day. 47 five-star Google reviews.
P&L Home Group designs and installs custom patios throughout Loudoun County, Fairfax County, and the Shenandoah Valley. We work exclusively with Belgard, Techo-Bloc, and Unilock — the three most respected paver manufacturers available in Northern Virginia — because we refuse to install materials that won't hold up to Virginia's freeze-thaw cycles over the long term.
Our business model is different from most contractors in the region. Victor Pastor, the owner, handles every client relationship personally — from the first site visit to the final walkthrough. We do not hand you off to a project manager or a salesperson you'll never see again. When you hire P&L Home Group, you get Victor on site every day of your project.
Every project starts with a free consultation at your property. We listen to how you use your backyard, what your style goals are, and what your budget looks like. We then produce a photorealistic 3D design so you can see exactly what your new patio will look like before a single paver is laid. The planning deposit for the 3D design credits 100% toward your project when you move forward.
When you approve the design, we give you a fixed-price contract — the number on that contract is the number you pay at completion. No change orders. No material escalation clauses. No surprise invoices. If something unexpected comes up on our end, we absorb it. That is the P&L guarantee.
Our patio installations cover the full range of hardscape materials and design styles. Whether you want a clean modern paver patio with a built-in fire pit, a natural flagstone terrace that matches your home's traditional architecture, or a multi-level entertaining space with outdoor kitchen and seating walls — P&L Home Group designs and builds it.
P&L Home Group is a design and project management firm. Victor Pastor manages every project directly, working with a vetted network of licensed hardscape crews who have been qualified through our trade partner program. Every subcontractor carries their own general liability insurance and workers' compensation coverage. You are protected from every angle.
This model lets us focus on what we do best — client relationships, design, material selection, and project oversight — while our trade partners focus on field execution. The result is a higher-quality outcome than most traditional design-build firms deliver, at a competitive price point.
Patio costs in Northern Virginia range from $18 to $55 per square foot installed, depending on the material, complexity, site conditions, and add-ons. The table below covers the most common project types and their typical cost ranges for 2026. All prices include excavation, base preparation, installation, and cleanup.
| Project Type | Size Range | Cost Range | Notes |
|---|---|---|---|
| Basic Paver Patio | 200–400 sq ft | $18,000–$28,000 | Single level, standard pavers, no add-ons |
| Mid-Size Paver Patio | 400–600 sq ft | $28,000–$45,000 | May include seating wall or steps |
| Large Paver Patio | 600–900 sq ft | $42,000–$70,000 | Often includes multiple zones, lighting |
| Multi-Level Patio | 500–1,000 sq ft | $55,000–$95,000 | Steps, walls, grade changes |
| Flagstone Patio | 300–600 sq ft | $30,000–$60,000 | Bluestone, travertine, or slate |
| Patio + Fire Pit | 400–700 sq ft | $38,000–$72,000 | Built-in gas or wood-burning fire feature |
| Patio + Outdoor Kitchen | 500–900 sq ft | $60,000–$130,000 | Full kitchen build included |
| Complete Backyard Build | 700–1,500 sq ft | $75,000–$175,000 | Patio + kitchen + fire + lighting + walls |
What affects patio cost most: Material selection (premium pavers cost 30–50% more than standard), site conditions (sloped lots add $5,000–$20,000), add-ons (fire pit, lighting, seating walls), access to the backyard, and soil conditions. P&L provides a detailed line-item quote after the free site visit so you know exactly where every dollar is going.
The material you choose determines how your patio looks, how it performs over time, and how much maintenance it requires. Northern Virginia's climate — with hot humid summers and hard freezes in winter — narrows the field significantly. Here are the materials P&L Home Group installs and recommends.
P&L Home Group is an authorized installer for Belgard, Techo-Bloc, and Unilock. These are not relationships we take lightly. Each authorization requires demonstrated installation quality, active project history, and a commitment to the manufacturer's installation standards. In return, our clients get manufacturer-backed warranties on top of our 2-year workmanship warranty.
Belgard is North America's largest paver manufacturer. Their product line ranges from affordable residential pavers to premium designer series. Products like Belgard's Mega Arbel, Cambridge, and Olde Towne are particularly popular in Loudoun County's traditional neighborhoods. Belgard pavers carry a limited lifetime warranty when installed by an authorized contractor.
Techo-Bloc is a Canadian manufacturer known for premium European aesthetics and extremely tight manufacturing tolerances. Their pavers have an exceptionally clean, consistent look that suits contemporary and transitional home styles. The Bel Air, Blu Grande, and Origen series are among the most specified products in high-end Northern Virginia projects. Techo-Bloc carries a 25-year warranty on most products.
Unilock products are engineered specifically for freeze-thaw climates. Their proprietary Enduracolor Plus technology locks pigment into the concrete matrix so colors stay true for decades. Unilock's Brussels Block, Thornbury, and Town Hall series are among the most durable pavers available in the Northern Virginia market. Unilock carries a lifetime structural warranty.
We do not install off-brand pavers, big-box store materials, or products that have not been rated for Virginia's climate. Every material we spec is selected for 20+ year performance. Your patio should outlast your mortgage.
Most Northern Virginia homeowners live in HOA communities. Getting patio approval from your architectural review committee (ARC) is often the longest part of the project timeline — not the construction itself. P&L Home Group handles your ARC application as part of the design process.
Most Loudoun County HOAs — including those in Ashburn, Brambleton, Broadlands, Lansdowne, One Loudoun, Belmont Country Club, Willowsford, and Stone Ridge — require ARC approval before any patio installation. The typical approval process works as follows:
Most paver patios at grade level — meaning the patio surface sits at or near existing ground level — do not require a building permit in Loudoun or Fairfax County. However, permits are required when:
P&L Home Group researches permit requirements for your specific property and jurisdiction before the project begins. If a permit is required, we handle the application and scheduling of inspections. Permit fees are included in your fixed-price contract.
Every patio project — regardless of size — comes with the same four guarantees. These are not upsells or premium add-ons. They are the standard we operate to.

No pressure. No commitment. Victor visits your property, walks your backyard, and gives you a real number — fixed price, in writing, before we start.
