About Our Patio Service

Northern Virginia's Premier Patio Contractor

P&L Home Group designs and installs custom patios throughout Loudoun County, Fairfax County, and the Shenandoah Valley. We work exclusively with Belgard, Techo-Bloc, and Unilock — the three most respected paver manufacturers available in Northern Virginia — because we refuse to install materials that won't hold up to Virginia's freeze-thaw cycles over the long term.

Our business model is different from most contractors in the region. Victor Pastor, the owner, handles every client relationship personally — from the first site visit to the final walkthrough. We do not hand you off to a project manager or a salesperson you'll never see again. When you hire P&L Home Group, you get Victor on site every day of your project.

Every project starts with a free consultation at your property. We listen to how you use your backyard, what your style goals are, and what your budget looks like. We then produce a photorealistic 3D design so you can see exactly what your new patio will look like before a single paver is laid. The planning deposit for the 3D design credits 100% toward your project when you move forward.

When you approve the design, we give you a fixed-price contract — the number on that contract is the number you pay at completion. No change orders. No material escalation clauses. No surprise invoices. If something unexpected comes up on our end, we absorb it. That is the P&L guarantee.

What We Install

Our patio installations cover the full range of hardscape materials and design styles. Whether you want a clean modern paver patio with a built-in fire pit, a natural flagstone terrace that matches your home's traditional architecture, or a multi-level entertaining space with outdoor kitchen and seating walls — P&L Home Group designs and builds it.

  • Concrete paver patios (Belgard, Techo-Bloc, Unilock)
  • Natural flagstone patios (bluestone, travertine, slate, limestone)
  • Tumbled paver patios for a classic European look
  • Permeable paver systems for drainage-sensitive lots
  • Multi-level patio designs for sloped Northern Virginia yards
  • Patio extensions and additions to existing hardscape
  • Seating walls and retaining wall integration
  • Built-in fire pit surrounds and outdoor fireplace bases
  • Patio drainage systems and French drain integration

Who Builds Your Patio

Patio Materials

Choosing the Right Material for Your Patio

The material you choose determines how your patio looks, how it performs over time, and how much maintenance it requires. Northern Virginia's climate — with hot humid summers and hard freezes in winter — narrows the field significantly. Here are the materials P&L Home Group installs and recommends.

Concrete Pavers
$18–$35 per sq ft installed
The most popular choice in Northern Virginia. Concrete pavers from Belgard, Techo-Bloc, and Unilock are manufactured specifically for freeze-thaw climates. Available in hundreds of colors, textures, and profiles.
Best durability for VA climate
Easy to repair individual pavers
Huge style variety
Most cost-effective premium option
Natural Flagstone
$28–$55 per sq ft installed
Bluestone, travertine, slate, and limestone bring a natural, timeless look that pairs beautifully with traditional Northern Virginia architecture. Each piece is unique — no two flagstone patios look alike.
Unique natural appearance
Increases home value
Extremely long lifespan
Bluestone is local and durable
Tumbled Pavers
$22–$40 per sq ft installed
Tumbled pavers have a worn, aged look that gives patios a classic European character. Popular in Leesburg's historic neighborhoods and on traditional Colonial-style homes throughout Loudoun County.
Classic aged aesthetic
Hides dirt and wear well
Same durability as standard pavers
Pairs well with traditional homes
Permeable Pavers
$25–$45 per sq ft installed
Designed to let water pass through into the ground below, reducing runoff. Required in some Loudoun County communities with strict stormwater management rules. Also ideal for areas with poor drainage.
Reduces stormwater runoff
No puddles or drainage issues
May satisfy HOA drainage requirements
Same appearance as standard pavers
Large Format Pavers
$30–$50 per sq ft installed
24x24 and 24x48 pavers create a clean, contemporary look that suits modern homes. Techo-Bloc's Blu Grande and Belgard's Urbana collections are the most popular large-format options in Northern Virginia.
Modern, high-end aesthetic
Fewer joints for a sleek look
Ideal for contemporary homes
Photographes beautifully
Stamped Concrete
$15–$28 per sq ft installed
The most budget-friendly decorative option. Stamped concrete can mimic flagstone, brick, or pavers at a lower price point. However, it cracks over time in Virginia's climate and cannot be repaired as easily as individual pavers.
Lower upfront cost
Many pattern options
Good for tight budgets
Note: susceptible to cracking

Why P&L Uses Only Premium Paver Brands

P&L Home Group is an authorized installer for Belgard, Techo-Bloc, and Unilock. These are not relationships we take lightly. Each authorization requires demonstrated installation quality, active project history, and a commitment to the manufacturer's installation standards. In return, our clients get manufacturer-backed warranties on top of our 2-year workmanship warranty.

Belgard

Belgard is North America's largest paver manufacturer. Their product line ranges from affordable residential pavers to premium designer series. Products like Belgard's Mega Arbel, Cambridge, and Olde Towne are particularly popular in Loudoun County's traditional neighborhoods. Belgard pavers carry a limited lifetime warranty when installed by an authorized contractor.

Techo-Bloc

Techo-Bloc is a Canadian manufacturer known for premium European aesthetics and extremely tight manufacturing tolerances. Their pavers have an exceptionally clean, consistent look that suits contemporary and transitional home styles. The Bel Air, Blu Grande, and Origen series are among the most specified products in high-end Northern Virginia projects. Techo-Bloc carries a 25-year warranty on most products.

Unilock

Unilock products are engineered specifically for freeze-thaw climates. Their proprietary Enduracolor Plus technology locks pigment into the concrete matrix so colors stay true for decades. Unilock's Brussels Block, Thornbury, and Town Hall series are among the most durable pavers available in the Northern Virginia market. Unilock carries a lifetime structural warranty.

We do not install off-brand pavers, big-box store materials, or products that have not been rated for Virginia's climate. Every material we spec is selected for 20+ year performance. Your patio should outlast your mortgage.

HOA & Permits

HOA Approval and Permits for Patios in Northern Virginia

Most Northern Virginia homeowners live in HOA communities. Getting patio approval from your architectural review committee (ARC) is often the longest part of the project timeline — not the construction itself. P&L Home Group handles your ARC application as part of the design process.

HOA Approval Process in Loudoun County

Most Loudoun County HOAs — including those in Ashburn, Brambleton, Broadlands, Lansdowne, One Loudoun, Belmont Country Club, Willowsford, and Stone Ridge — require ARC approval before any patio installation. The typical approval process works as follows:

  • Application submission: We prepare your ARC package, including a site plan, material specifications, product samples, and 3D renderings of the proposed patio.
  • ARC review period: Most Loudoun County HOAs have a 30-day review window. Some newer communities review within 2 weeks. We build this timeline into your project schedule.
  • Conditions of approval: Some ARCs approve with conditions — specific material colors, setback distances from property lines, or landscape screening requirements. We address all conditions before construction begins.
  • Appeal process: If a first submission is rejected, we revise and resubmit. Most rejections are resolved within one revision cycle.

Permit Requirements for Patios in Virginia

Most paver patios at grade level — meaning the patio surface sits at or near existing ground level — do not require a building permit in Loudoun or Fairfax County. However, permits are required when:

  • The patio includes a retaining wall over 4 feet in height
  • The patio is structurally attached to the home's foundation
  • The project includes a deck, covered structure, or pergola
  • The patio is in a floodplain or critical resource area
  • The project includes a gas fire pit or outdoor kitchen with utilities

P&L Home Group researches permit requirements for your specific property and jurisdiction before the project begins. If a permit is required, we handle the application and scheduling of inspections. Permit fees are included in your fixed-price contract.

Do I need a permit for a patio in Loudoun County? +
Most paver patios at grade level do not require a permit in Loudoun County. P&L Home Group handles all permit research and applications as part of your project.
