Start with your HOA documents. Your CC&Rs (Covenants, Conditions & Restrictions) and Architectural Review Committee (ARC) guidelines will spell out exactly what's allowed and what requires approval.

What almost always requires approval: Patios and decks over 200 sq ft, any structure (pergola, pavilion, shed), fencing of any height or material, fire pits and outdoor kitchens, and retaining walls over 24 inches.

What you'll need to submit: Site plan showing dimensions and setbacks, material specifications and color samples, renderings or photos of similar installations, contractor license information.

Timeline: Most Northern Virginia HOA ARC committees meet monthly. Plan for a 30–60 day approval window before starting any work. Some communities have expedited review for minor projects.
