Patio installation in Loudoun County in 2025 costs $20,000–$150,000+ depending on size, material, and what else is included. Most of our clients spend $28,000–$65,000 on their main patio project. The wide range is real — a 300 sq ft basic paver patio and a 900 sq ft multi-level patio with outdoor kitchen and fire pit are both "patios," but they have almost nothing in common cost-wise.

If you've been Googling patio costs, you've seen numbers like "$10–$20 per square foot." Those are national averages. They reflect labor costs in rural Tennessee or central Ohio — not Northern Virginia.
Loudoun County's construction labor market is tight and expensive. We're competing with commercial construction, data center expansion, and residential development for the same skilled crews. Materials ship through the Port of Baltimore and get marked up through distributors. HOA application processes and permit requirements add time and overhead that contractors in other markets don't face.
The real range in Loudoun County is $22–$55 per square foot installed for paver patios. Anything below $20 per sq ft in this market is either low-quality materials, unlicensed labor, or both. I've seen what happens to those patios in 3 years.
This is the single biggest cost driver. Standard residential concrete pavers (Belgard, Techo-Bloc, Unilock entry-level collections) run $18–$24 per sq ft installed. Premium collections — large format pavers, natural stone looks, high-end colors — run $28–$45 per sq ft installed. Natural flagstone (bluestone, travertine) runs $30–$55 per sq ft installed.
I don't push homeowners toward expensive materials. I explain what you get at each price point and let you decide. But I won't install materials I wouldn't put in my own backyard — that's where I draw the line.
Loudoun County has a lot of sloped lots — especially in Leesburg, Purcellville, and the western communities. A flat backyard in Ashburn's Brambleton costs less to work with than a 15% grade in Purcellville. Multi-level designs, retaining walls, and extra excavation on sloped sites add $5,000–$20,000 to project cost. This isn't padding — it's real additional labor and material.
Soil conditions also matter. Loudoun County has heavy clay in many areas. Clay requires deeper base preparation and sometimes geotextile fabric to prevent frost heave. Skipping proper base depth to save money is the number-one reason patios fail in this region.
Most Loudoun County communities — Brambleton, Broadlands, Lansdowne, Stone Ridge, Belmont Country Club, Willowsford, One Loudoun — require ARC approval before construction. The approval process typically takes 2–4 weeks. The ARC application itself is something I prepare and submit for my clients — it's included in our process. But the timeline extends your overall project schedule and needs to be planned for.
Fire pits ($8,000–$18,000 for built-in gas), seating walls ($250–$450 per linear foot), landscape lighting ($4,000–$15,000 for a full system), and outdoor kitchens ($25,000–$85,000) are common additions that significantly affect final project cost. Most clients add at least one of these, which is why the average P&L project runs $40,000–$65,000 even though base patio pricing starts lower.
There is no substitute for a site visit. I can give you ranges all day, but what your patio actually costs depends on your specific backyard — slope, access, existing structures, soil, and what you want to build. Online calculators give you ballparks. A site visit gives you a real number.
